The two parts of a cleanup price
Labor. Property cleanup is billed by the person-hour, starting at $50. That covers the actual work: cutting back overgrowth, clearing brush and small limbs at ground level, raking out pine needle buildup, and dragging everything to a pile the truck can reach. Crew size matters. Two people for three hours costs the same as one person for six, but the job is done before lunch instead of before dinner.
The haul. If everything in the pile is green waste (brush, limbs, grass, pine needles) and it fits in one trailer load, the haul is often included at no extra charge. You pay for the labor, the pile leaves with us, and the job is actually finished. When the pile runs bigger than one trailer load, or there is junk mixed in (old fencing, treated lumber, a broken wheelbarrow buried in the blackberries), the haul is priced by the load starting at $125, the same model as our junk removal service.
That split matters in Plumas County more than most places. Cutting the brush is one job. Getting the pile off your property is a second job, and for a lot of homeowners it is the harder one: burn permits are seasonal, chipping days come and go, and the transfer station is a drive. Rolling the haul into the cleanup is the whole point of hiring it out.
What moves the number
- Slope and access. Flat yard, truck in the driveway: labor is quick. Meadow Valley lots with heavy pine canopy and steep ground: the dragging takes longer than the cutting.
- How dense the brush is. Knee-high dry grass mows down fast. Manzanita and buried blackberry take real cutting time.
- Distance from the work to the truck. Every armload walks. A pile 20 feet from the trailer loads in minutes; the far back corner of a two-acre lot does not.
- How long the yard has been left. One skipped season is a reset. Five years is an excavation. Both are quotable, but they are not the same job.
- Junk in the pile. Green waste is the cheap haul. Mixed loads get sorted and priced like junk, because that is what they are.
Worked examples
The math is simple enough to do on the phone.
- Standard overgrown yard reset. Two people, three hours: $300 of labor. The debris is all brush and grass and fits one trailer load, so the haul often costs nothing extra. About $300 all-in.
- Late-summer defensible space pass. Two people, five hours cutting grass, clearing dead brush, and pulling needles off the ground around the house: $500 of labor. Two trailer loads of slash: the second load is quoted by the load. Roughly $625 to $700.
- Small brush touch-up. One person, two hours: $100. Fits in the truck bed with room to spare, hauled at no extra charge.

Right now is the second defensible space window
